A Morgan County real estate agent has been federally charged with fraud and money laundering after he obtained nearly $170,000 in bank loans under false pretences so he could pay off debts to other people and cover expenses. business account deficits, according to court records.

A federal grand jury alleges that Richard Rednour II committed fraud and laundering after incurring more than $1 million in debt and using illegally obtained loans to try to cover the costs.

Rednour is accused of participating in schemes to obtain $169,357 from First National Bank by putting false reasoning and financial information on loan applications, according to court documents.

Rednour was a real estate agent who negotiated real estate transactions and performed other property management and maintenance services at the time of the incidents, according to court documents.

He owned shares in and controlled various business entities, including Rednour and Associates Inc., The Appalachian Group and the New Leaf Group, all of which had different accounts that Rednour held through Whitaker Bank, according to court records.

Rednour racked up much of the debt through land purchases and loans from private lenders, according to court documents. He also took money from an escrow account and then used money from a loan to make up the shortfall in the account.

In March 2014, Rednour agreed to purchase 63 acres of land in Morgan County for $1 million, paying more than $22,000 at closing and more than $977,000 in remaining costs in monthly payments, according to court records.

Monthly payments were to begin years after the contract was signed. Rednour also agreed to pay taxes, assessments and other fees related to the land he purchased, according to court documents.

Years later, in 2018 and 2019, Rednour was still in possession of the land and owed more than $900,000 to those he bought it from, according to the indictment.

Indictment: Realtor lied in loan applications to cover debts

After running into debt, Rednour obtained two loans from the First National Bank of Grayson which totaled approximately $169,000. A loan was requested in 2018 for approximately $120,000 in his and his wife’s name, according to the indictment.

He said the purpose of the loan was to pay credit card debt and operating expenses stemming from a contract between his company and the Kentucky Housing Corporation, court records show.

Another loan was requested and approved in 2019 for around $49,000, according to court records. The loan was requested on behalf of New Leaf Group, and Rednour said the loan was a cash refinance for “working capital”.

In support of the claim, court documents indicate that Rednour submitted a personal financial statement that claimed ownership of a farm located in the plots of land he had previously purchased.

Rednour borrowed money from private lenders that he did not disclose in loan applications, according to court documents. A personal financial statement understated and omitted hundreds of thousands of dollars owed by Rednour to other private lenders, according to court documents.

Court documents indicate that in doing this, Rednour knowingly attempted to execute a scheme by submitting false information to the bank.

Estate agent accused of using loans to cover receivership default

Rednour is accused of transferring money from three different Whitaker Bank accounts in an attempt to conceal loans as the source of money he was using to pay off what he owed in an escrow account for certain real estate transactions, according to court records.

Rednour had previously accepted payments from a person buying property in Stanton and placed the individual’s payments in escrow to be held until the transaction was completed. But Rednour withdrew the money from the account and spent it on other transactions, according to court records. The account was then short of the money needed for the real estate sale.

Rednour allegedly used money from a bank loan to cover the shortage, and did so by transferring money from three different Whitaker Bank accounts in an attempt to disguise loans as the source of money he was using to repay what he owed on the account, according to court records.

A case listed in court records describes Rednour concealing and disguising the nature, location, source, ownership and source of proceeds of a transfer of $23,000 from a Whitaker Bank account to the escrow account on January 2 2019.

Rednour faces up to 60 years in prison for the five counts and fines of up to $1,750,000. He could also have up to 11 years of probation in total.

Rednour is scheduled to appear in federal court in Lexington on October 11, according to court records.

Evan James Williams has been removed from his role by the Rubenstein group after an altercation during a group photo with colleagues in June.

He was charged with seven crimes in the same month over allegations he assaulted his estranged wife Kashaya Williams for 15 years.

Police have since brought three additional charges against the estate agent, but they do not relate to Ms Williams.

6 steps to becoming a real estate agent

Understand the requirements of your state

A common question: What are the requirements to be a real estate agent? The answer varies from state to state, as licensing requirements are different. Typically, you must be at least 18 years old, have a high school diploma or equivalent, take the real estate courses, and pass the exam. Some states require completion of pre-licensing courses and passing the exam within a few weeks. In other states, college-level pre-licensing courses are required with a minimum number of hours. Read on for more useful information.

Take pre-licensing courses

License qualification requirements vary from state to state, guided by that state’s real estate commission. They usually involve fees for an application, course registration, exam registration, and a criminal background check. Courses are normally offered in a variety of formats ranging from distance learning to in-person training, with a minimum number of timed hours. Visit your state’s real estate commission website for proper guidance on taking pre-licensing courses.

Pass the licensing exam

Pre-licensing students should contact their state real estate commission before scheduling the licensing exam. Exams are computer-based and cover general national real estate principles and practices and state-specific real estate laws. A real estate agent must find a sponsoring broker to oversee his sales. Some new agents choose to find sponsoring brokers before taking the licensing exam; others wait until they pass the exam to find sponsoring brokers and some become real estate agents.

It depends on the brokerage. Some brokerages offer employee salaries and benefits. However, most brokerages hire real estate agents as independent contractors. This could mean that your health insurance coverage and other benefits that are typically paid for by full-time employers could be considered your responsibility.

What should I do to get clients?

Know your strengths and weaknesses and act on that knowledge

If you make friends easily and have no problem approaching new people, but aren’t very good at marketing, you might want to look for a sponsoring broker who can help you market yourself, but who is relatively passive when it comes to generating new leads (finding new customers).

Sept. 6 – ANDERSON – Madison County Commissioners have hired a real estate company to help purchase property for the county’s new jail.

Commissioners voted 2-1 on Tuesday to hire an agent with ReMax to represent the county in negotiations to purchase land for the proposed 450-bed jail.

The agreement provides for the payment to the real estate agent of a commission of 3.5%.

State law requires government entities to obtain two certified appraisals and pay no more than the average of the two appraisals to purchase a property.

“It will be helpful to have a realtor to help with the purchase,” said John Richwine, chairman of the Madison County Board of Commissioners.

Richwine said the county is considering two properties for potential purchase.

Commissioner Kelly Gaskill voted no to hire the real estate agent.

Commissioners approved a contract with Fredricks Inc. to build the Madison County Health Department storage facility at a cost of $961,824.

Health Department administrator Stephenie Mellinger said the storage barn will be built near Madison County Emergency Management Agency facilities.

She said the storage barn will house the mobile unit, trailer and other department equipment.

The Health Department’s storage building will be a 72-by-140-foot barn-type building that will be built on county-owned property on Broadway. The building will include an office and toilets.

Earlier this year, the Department of Health repaid $300,000 in US bailout funding for the storage facility.

Mellinger said at the time that the Department of Health had the funds for the building through state Medicaid reimbursement.

In other cases, Larry Strange was introduced as the county’s new planning director.

Strange is a former director of planning for Grant County and most recently served as deputy director of planning for Hancock County.

He was hired with a salary of $75,000 this year and $80,000 in 2023.

Can I list my house on an MLS without a real estate agent?

The short answer is no.

You cannot list a property on a Multiple Listing Service database – more commonly known as MLS – without the help of a real estate agent who has access to this system.

However, you can decide how involved you want an agent in the sale of your home. Let’s dive a little deeper into that.

Known as “mere postings,” some agents post listings on MLS under limited service agreements. Although they can do this without providing additional services or representing your interests, agents are still responsible for ensuring that all information presented in advertisements is accurate.

Typically costing a flat fee, a “simple listing” is usually a “for sale by owner (FSBO)” property, except that it appears on an MLS listing service.

That said – and while selling a home privately is certainly your choice – I would like to point out that selling your own home is a big undertaking that requires a great deal of time, effort and expertise. If you choose the FSBO route, you will be responsible for everything including setting the listing price, getting the property ready for sale, advertising, managing visits, from reviewing offers, negotiating terms and managing documents once an agreement with a buyer has been reached. So before moving forward, assess your situation and your priorities to make sure you are comfortable with this approach.

If you change your mind and decide to have a full service agreement with an agent, then they are obligated to represent your interests. Agents offer a wide range of service options, including monitoring market trends, staging and preparing the property, offering strategic advice, arranging visits, negotiating and managing documents on your behalf.

All agents in Ontario must be registered with the Real Estate Council of Ontario (RECO) to deal in real estate. Before applying for registration, they must complete a comprehensive training program and pass a series of exams. They must also respect a code of ethics.

And, to better serve customers, they are required to take additional courses every two years and continue to update and hone their knowledge and skills.

Keep in mind that agent offerings vary in terms of knowledge, experience, fee structures, and services. It’s always wise to interview and evaluate a few agents before choosing the one that can best help you.

Whatever you decide, since real estate agreements are legally binding contracts, I strongly encourage you to discuss the sale of your home with an attorney who is insured to practice real estate law. They can provide advice, review documents and take the necessary steps to complete the transaction. Good luck.

A real estate agent and his company have been fined after the agent forged sellers’ signatures on six real estate transactions.

The New Zealand Estate Agents Disciplinary Tribunal censured and fined Andrew Rankin for forged signatures of agency contracts in the Pahiatua area between January and August 2020.

Tremain Real Estate Wairarapa Ltd was also censured and fined for misconduct for failing to report to authority as required by its rules, when it initially became aware of one of Rankin’s forgeries.

Rankin admitted his actions, but did not participate in the court hearing. He was fined $2,000 and is no longer a licensed agent.

Charges of forging sellers’ signatures related to sales contracts for properties on Pukemiku Rd, Pitt St, Sedcole St, Bowen St, Tyndall St and George St.

His breach came to light in August 2020 when the sellers of the George St property realized they had not signed the agreement that had been reached, so they contacted Tremain Wairarapa Regional Manager Rob Slater.

Tremains did not report the incident, but was contacted by the authority a month later when it became aware of a problem with the sale of Tyndall St.

“The agency was only aware of the George St case up to this point. At this point, the authority and the agency simultaneously became aware of more than one incident,” the ruling said.

The authority then undertook a review of Rankin lists over the previous 12 months and discovered further forgeries.

The court ruling said the discovery of the forgeries and the subsequent process had a significant impact on the agent.

“This episode resulted in his personal and family life collapsing under the pressure of it all. He was put on medication. It helped him realize how badly he was in trouble.

“Mr. Rankin says he makes no excuse for what he did. He’s not proud of it. This could shed some light on why and how some people lose their way due to mental stress.

Counsel for the court’s Complaints Review Committee described Tremain Wairarapa’s misconduct as “low to moderate”.

“While Tremain Real Estate did not report Mr. Rankin’s wrongdoing, it also did not ignore it. He put in place a process that would have been effective in protecting the public had his employment with the agency continued.

Tremains was fined $2,000 and also censored.
